Process

How we do it

Confirm the system is clean

Sanitizing follows a mechanical cleaning. If the ducts have not been cleaned, that comes first.

Identify the moisture points

The coil, drain pan and return drop are assessed, since these are where growth actually starts.

Protect the space

Registers and surrounding surfaces are covered and the system is configured for even distribution.

Apply the sanitizer

An EPA-registered product is fogged through the system so it reaches the full run rather than just the first few feet.

Dwell and ventilate

The product is given its required contact time, then the system is run to clear it before we hand back.

Confirm the result

We check the return and the coil area, and confirm the odour is gone rather than masked.

Can I have sanitizing without a cleaning?

We do not recommend it and we will usually decline. Applying sanitizer over settled dust and debris achieves very little and it is not an honest sale.

Is it safe for children and pets?

The products are EPA-registered for use in residential HVAC systems and applied at the labelled rate. We ask that the house is clear during application and for a short period afterwards.

Will it get rid of a smoke smell?

In most cases, yes, once the mechanical cleaning has removed the particulate carrying the odour. Heavy smoke damage sometimes needs more than a duct treatment and we will say so.

Does it stop mould coming back?

It treats what is there. If there is an ongoing moisture source — a leaking pan, a blocked condensate line — that has to be fixed or the growth returns.
