Why duct sealing & repair matters

Duct leakage is the most expensive problem in a Sacramento home that nobody can see. A branch that has pulled loose at the plenum is dumping cooled air into an attic that is already 140 degrees in July, and the only symptom in the house is one bedroom that never quite gets there. Older homes here often have duct joints held with cloth tape that dried out and released decades ago. Newer tract homes have their own version: flex duct crushed against a truss, kinked around a corner, or hung with too much slack so it sags into an S-shape that throttles the run. None of it shows up on a thermostat. It shows up as a system that runs constantly and a bill that does not match the house.

Benefits

What you get

We find the leak before selling the fix

Every repair starts with locating the actual loss. Sealing the joints you can reach while the real problem sits behind a truss is not a repair.

Mastic, not cloth tape

Joints are sealed with mastic and mesh, which stays flexible and bonded for decades. Cloth duct tape is what caused most of the failures we find.

Dropped branches reconnected properly

A branch that has separated at the plenum is reattached and mechanically fastened, not pushed back on and taped.

Crushed and kinked flex replaced

Sections that are crushed, torn or sagging are replaced and re-hung with proper support so the run holds its shape.

Plenum and boot connections sealed

The connections at the plenum and at each register boot are the highest-loss points and they are treated as the priority.

Airflow confirmed at the register

We measure at the affected registers afterwards so you can see the room actually got its airflow back.

Process

How we do it

Locate the actual losses

The system is inspected at the plenum, the branch takeoffs and the boots, and the runs are traced through the attic or crawlspace.

Document what we find

Photographs of each fault, so you can see the disconnected branch or the crushed run for yourself before approving the work.

Reconnect and mechanically fasten

Separated branches are reattached at the takeoff and fastened so the joint is held by more than adhesive.

Seal with mastic and mesh

Joints, plenum connections and boot seams are sealed with mastic, which remains flexible instead of drying out and releasing.

Replace what cannot be sealed

Crushed, torn or badly sagging flex sections are replaced and re-hung with proper support and spacing.

Verify at the register

Airflow is measured at the affected registers and compared against the starting readings.

Questions

Duct Sealing & Repair FAQs

How do I know if my ducts are leaking?

The usual sign is a room or two that never gets comfortable while the rest of the house is fine, combined with a system that runs far longer than it should. We inspect and photograph before recommending anything.

Is sealing better than replacing?

Usually, and it is far cheaper. If the duct itself is intact and the losses are at the joints and boots, sealing is the right call. We only recommend replacement when the duct is genuinely failed.

Will this lower my bill?

Recovering air that was being dumped into the attic generally shows up on the bill. We will not put a percentage on it in advance, because the answer depends entirely on how bad the starting leakage is.

Can you seal ducts under the house?

Yes. Crawlspace runs are common in the older Land Park, Curtis Park and Carmichael housing stock and they are frequently the worst offenders because of moisture and rodent damage.
